When Steve Day began his career in the construction industry, he didn’t take the traditional route of working for a general contractor. Steve went straight to the corporate environment as an owner’s agent for Pizza Hut, Boston Market, SpinCycle Coin Laundry and Charles Schwab. He spent 15 years assembling and overseeing teams to represent those companies — ensuring that the construction processes, materials, timelines and quality aligned with his employer’s brand and user experience. In the early 2000s, Steve was instrumental in helping Charles Schwab reinvent its brand through a new investor center prototype design.

Steve brings that same understanding of client expectations and end users to SullivanDay Construction. After working for five years with founder John Sullivan to learn every aspect of running a construction company, Steve became owner and president in 2012. He gained skills in management and operations, human resources, marketing and business development. He led growth of the restaurant, retail and veterinary medical niches while supporting SullivanDay’s foundation in financial services, education and special project construction. Today, he oversees corporate vision, talent development and nurturing client relationships as well as project management and new business.

Promoting a high level of responsibility within his team, Steve models the “gold standard” of construction — keeping promises, meeting deadlines and exceeding expectations. He perceives every client as a partner so that each project brings mutual success and sustains the relationship. Whether he is breaking ground with an ambitious franchisee or representing a sophisticated Fortune 500 firm, Steve takes his role as general contractor, owner’s agent or consultant as seriously as if the brand were his own…because it is.

Andrea Day is known for taking care of business. Before joining SullivanDay Construction in 2008, she was a senior manager of business development for a major telecommunications company, negotiating contract pricing with their Fortune 500 customers. For 11 years, she oversaw a team of analysts, gaining skills in project management, financial analysis, contract negotiations, information technology and resource management. This financial background, teamed with her caring personality and ability to get things done, make her the perfect person to manage the operations at SullivanDay.

Andrea handles the details for SullivanDay Construction, which is no easy task. Luckily she is a master of details, juggling the bookkeeping, accounts receivable and payable, payroll and human resources with grace and a sense of humor. She also assists with the marketing and business development efforts of the firm. She understands that in order for both SullivanDay and the clients to be successful, each of these pieces needs to keep moving forward.

Andrea stays busy with her husband, Steve, their two children and the family pets (one dog, one cat and three fish). She supports the children’s music lessons, choir practices and after school programs. She is also the treasurer of the school PTO and assists with the annual golf tournament fundraiser. Andrea is a diehard Minnesota Vikings fan and has been since she was a very small child. She and her family, which has held season tickets since the 1970s, attend every home game. Her interests include golfing, camping, playing piano, reading and scrapbooking in addition to singing in the church choir.

“When I’m working on a project, I focus on making decisions that will benefit our clients and the end users now and down the road.”

Nathan Semsch started cultivating solid relationships long before he pursued his interest in construction management. He has kept his focus on building long-lasting relationships and takes this approach with his clients and his team. Nathan is a model project manager due to his exceptional coordination and communication skills. Nathan takes great pride in his work and has managed local, small-scale projects as well as large-scale projects that bring forth exciting new challenges. One example is a project with U.S. Bank’s Ascent Private Capital Management in which he provided oversight for the construction of six locations throughout the United States, with six different teams and conditions unique to each market.

Nathan develops client relationships, acting as the main point of contact while he oversees their project from conception to completion and working to ensure that SullivanDay keeps its word on the project schedule and budget. In addition to his senior project management responsibilities, and as part of the relationship-building process, Nathan is involved in the marketing and business development activities. He manages projects in each of the niches including veterinary, education, restaurant, retail and office environments.

His long history with SullivanDay Construction and high level of involvement with the firm’s operations help Nathan in his role as the senior project manager. Ask any of his clients and they will tell you how thrilled they are to work with him and may even share a story about how he exceeded their expectations on the communication, quality and efficiency of their project. He understands that the success of a project is determined by being forthright, focused and forward thinking—all in the interest of the client.

Luke O’Keefe is a certified carpenter who spent a decade in the trades before taking a superintendent position with SullivanDay. He worked for one of the largest drywall specialty contractors in the Twin Cities and developed a keen sense of detail. This skill and experience serves him well when discussing an approach with contractors on the job site, ensuring that not only is everything handled to specs and on schedule, but is also of high quality.

With his approachable manner and confidence, Luke can communicate with teams in the field as well as clients, inspectors and the public. For projects that involve open businesses or adjacent tenants, Luke is especially skilled at communicating about the construction schedule to maximize safety and minimize inconveniences. He is also adamant about keeping job sites clean to support workflow as well as client walk-throughs and code inspections.

Since joining SullivanDay in 2006, Luke has overseen multiple projects in several different industries, contributing to SullivanDay’s award-winning presence in the Twin Cities. Whether his work involves a large exterior refacing with unique materials or a new, upscale retail showroom, Luke is dedicated to easing the stress of construction for clients. Alija Zukanovic

Alija Zukanovic knows how to connect. As a student in the Construction Management program at the University of Minnesota, his résumé was sent to companies across the Midwest for internship selection. After being selected by Steve Day to complete an interview with SullivanDay Construction, Alija began his internship in May 2013. He was hired as an associate project manager in January 2014.

To better understand the full construction process, Alija has experience acting as the Superintendent and overseeing multiple sites, ensuring that each project goes as planned. He also fulfills our traditional Project Manager role by providing estimating, pricing, bid analysis and responding to bid invitations and proposal requests. What makes him perfect for his role is his love of communication. Alija is always connected and knows what’s going on at his project sites. He keeps clients in the loop through their preferred communication channel, providing progress photos if they can’t make it to the site.

Alija understands the connection a client has with their project which is why he works to ensure that they’re on the same page throughout the process and that they are comfortable with how it is being handled. He has many years of experience in the hospitality industry, which is evident in how he interacts with clients, subcontractors and the SullivanDay team. His connectedness allows him to better manage projects and, although projects rarely go exactly as planned, Alija is a fast-thinker and focuses on keeping the project on track.

“When I’m supervising a project, I’m upfront with contractors and make sure they know what to expect from me and what I expect from them. That way, there are no surprises.”

Kevin O’Keefe joined SullivanDay in 2014 but started working in the construction industry long before then. Kevin is a skilled carpenter who attended apprenticeship school in 1984 and trained for three years before working professionally. Since the early 90s, Kevin has worked largely on tenant improvement projects with a specialty in interior office construction. This technical experience gives him an advantage on the job site, allowing him to discuss project details with contractors and ensuring accuracy during the construction process.

Taking care of each client and seeing that their needs are being addressed is a top priority for Kevin. While on site, he works with the team to ensure that the project is being completed within the specified timeline and budget. Although he may be managing multiple projects at once, he focuses his attention on each project individually to ensure that it goes as smoothly as possible from start to finish. He also does an excellent job of expediting tasks without sacrificing the quality of the project.

Each day, Kevin looks forward to contributing to the success of SullivanDay and its clients. His sense of integrity and pride for his projects is infectious and gives clients confidence in their newly completed spaces. Count on project oversight from a superintendent who doesn’t miss a beat and has over 30 years of experience in the industry.

Paula Klimek dives into each project using her usual modus operandi—full steam ahead. Those who know her would expect nothing less. Before joining Sullivan|Day in 2015, she had spent more than a decade coordinating projects for another local contractor. While there, her high-energy work ethic established her reputation as someone who could get things done. Prior to stepping into the construction industry, she had managed homeowner associations for a property management company.

As a Project Coordinator at Sullivan|Day, Paula makes things happen on a daily basis. Regardless of what pops up at the office—or on the job site—she’s the person who determines what needs to be done, and then leads the charge with a smile. With a firm grasp of the nuances of the construction process, she makes even the most complex projects feel seamless for all involved. Making sure clients feel taken care of is always her top priority.

Paula is a tremendous asset to any team. From keeping our staff upbeat to keeping schedules on track, she plays a huge role in the success of every Sullivan|Day project.

Jack believes in delivering a seamless client experience, starting with a strong understanding of his client’s vision. Before joining SullivanDay in 2016, Jack worked as an Estimator/Project Manager for a commercial builder. Prior to that, he owned a residential remodeling construction company. Jack’s reputation for out-of-the-box thinking, and his focus on a collaborative (and safe!) work environment make him a valued addition to the SullivanDay team, one that our clients already appreciate.

As a Superintendent, Jack oversees all the day-to-day nuances within your project.
